2022 Winter Weather Can Bring Frozen Pipes!

Frozen Pipes
Now that January is in full swing for 2022 we can see by the thermometer that the tempuratures are falling dramatically. Water damage calls from frozen pipes really pick up in the St. Louis region when the mercury drops! When pipes freeze over, they expand and burst to a major water damage in your place of business.
Here are some great tips to help prevent frozen pipes:
Let your faucets to drip when the weather has extremely cold tempuratures. Letting a very small amount of water flow through pipes at all times during extreme cold weather spells can do a lot to prevent pipes from freezing. A steady drip is all that is needed to keep the pipes free from ice accumulation.
Many pipes do not have proper insulation or may be adjacent to an exterior wall that can cause them to freeze in cold weather. Pipe sleeves and heating tape can be applied to insulate these pipes. It is also a good precautionary measure to caulk around gaps where cold drafts can affect pipe temperatures.
Shut off any outside water sources that you don't need, especially if you are expecting particularly low temperatures. When a building is left unattended, make sure the thermostat is set no lower than 55 degrees Fahrenheit.
Open cabinet doors under sinks and in storage areas to allow heat from the room to circulate around uninsulated pipes in cold rooms.
Dealing with frozen pipes
Hairdryer – This is one of the safest and most effective ways to thaw a pipe. Open the faucet and then heat the pipe by working back toward the area where the blockage has occurred.
Space heater – A small heater can work much faster than a hairdryer. Simply direct the heater toward the frozen area of the pipe but use caution when utilzing a space heater. Don't leave it unattended.

There are many steps to properly dry out a commercial water damage.
Here is just a brief overview of the process:
We begin with a detailed inspection of the property, including a damage assessment. At this stage, our professionals are trying to determine the scope of the damage so that we can develop an appropriate plan of action.
After the inspection and damage assessment step, the water extraction process begins. This step removes the majority of the water. We use powerful pumps and truck-mounted vacuum units to quickly remove hundreds or thousands of gallons of water from your property.
Once the excess water has been removed, the floors and walls may appear dry, but a quick inspection will reveal they are wet to the touch. Nearly all building materials, like wood, drywall, and flooring materials, are porous and therefore retain water. This retained water can cause the materials to break down, warp, or cause mold damage.
Monitoring:
Monitoring after the initial mitigation and building stabilization of the job site on a daily basis is important. After 24 hours, equipment is manipulated to ensure optimal drying is occurring. This is why we will return to your property regularly to test water damaged materials for moisture and monitor the drying process. We will adjust the water damage restoration equipment and begin removing equipment as soon as areas have reached the proper drying of materials. There are three levels of commercial damage that are considered:
Level 1
Level 1 is a small commercial loss typically involving 15,000 square feet or less of affected floor space. If the facility was entirely affected, examples of a small commercial loss may include, but are not limited to, a stand-alone retail establishment, a small church, a daycare facility, a small shopping center, a small warehouse or manufacturing facility, or a stand-alone administrative building. A Level 1 loss can also be a small portion of a much larger structure.
Level 2
Level 2 is a midsize commercial loss typically involving 15,000 to 60,000 square feet of affected floor space. The building or buildings involved are usually multi-level or greatly divided spaces. If the facility was entirely affected, examples of a Level 2 loss may include, but are not limited to, a small multi-family property, a midsize church or school, a small shopping center, a multi-tenant administration facility, or a midsize warehouse or manufacturing facility. A Level 2 loss can also be just a portion of a much larger structure.
Level 3
Level 3 is a large commercial loss typically involving more than 60,000 square feet of affected floor space. The building or buildings involved will likely be large multi-level structures. If the facility was entirely affected, examples of a Level 3 loss can include, but are not limited to, a large church, hospital, school, or university; a large multi-family property; a mid- to high-rise retail or administration facility; a large industrial, manufacturing, or warehouse facility; or a large strip-style shopping center or shopping mall. This is the level at which it would be appropriate to refer to the project as a “large loss.”

Understanding the P.A.S.S. Technique with Fire Extinguishers

A fire extinguisher is one of the most essential pieces of life-saving equipment in your commercial property. While your fire suppression system is excellent for your overall facility and alarms will ensure the safe evacuation of your employees or tenants, extinguishers provide a direct line of defense and allow for immediate response to manageable fires. However, there is a four-step process known as the P.A.S.S. technique.
1. Pull
The first step is to pull the pin from the extinguisher handle. The removal of this pin will allow the handle to be fully compressed, releasing the compressed air and chemical mixture to extinguish the flames.
2. Aim
A fire extinguisher will typically have a short, flexible, rubber hose attached to the nozzle and extending away from the handle. This will allow you to aim the compressed mixture at the fire. However, be sure to avoid contact with the discharge opening as the CO2 can damage your skin.
3. Squeeze
Squeezing the handle will release the extinguishing agent. Its mixture will come out quickly and somewhat powerfully, so be prepared and keep firm aim on the blaze.
4. Sweep
You will want to use a sweeping motion, focusing the extinguishing mixture on the base of the fire. Continue this process until the fire is out. After the fire is out, watch the are and ensure that there are no remaining embers. It is possible for a fire to reignite, causing more fire damage.

-Install and maintain carbon monoxide and smoke alarms inside your home and business.
-Test alarms monthly
-Have heating equipment and chimneys cleaned and inspected every year by a qualified professional
-Make sure fireplaces have a screen to help prevent sparks

Columbia, MO meeting room.
Missouri Directorship held a state meeting in Columbia, MO. SERVPRO franchise members gathered for this all day event. They were there to learn about upcoming initiatives and how to improve on their customer relationships.
SERVPRO of St. Louis Central is growing and developing customer base by utilizing a systematic process to identify new prospects and to routinely contact and follow up with customers. They are always looking for new ways to build their relationships, so the state meeting was a great learning experience!
